Are you in search of a rental property? Although our primary focus is property management, we also offer assistance in finding single-family homes, 2-4 unit buildings, and apartments. All you have to do is inform us of your budget and target ROI or CAP rate. However, please note that an upfront fee of $500 is required, which will be credited towards any purchase through us within 90 days.

We provide you with automated MLS searches and also leverage our local network to locate and evaluate potential purchases for you.

Off-Market Properties

We have an extensive network of contacts that gives us access to off-market properties for sale, which are not listed online. These properties may carry more risk due to their condition, but they also offer higher potential rewards.

Sellers may choose to wholesale their properties instead of listing them with a real estate agent to maximize the sales price. However, there’s usually a good reason behind it. If you’re comfortable with renovation projects, you may benefit from their distressed condition.

Acquiring off-market deals involves challenges such as waiting patiently for the right opportunity, acting quickly when the opportunity arises, and being aware of the associated risks. Property Evaluations

We highly recommend supplementing your property purchase inspection with a rental evaluation, and we offer three types of evaluations to choose from: Desktop Evaluations for $100, DriveBy Evaluations for $200, and Full Access Evaluations for $300. Payment must be made prior to the service, and if you decide to hire us to manage the property, you’ll receive a 50% credit.

We’ve seen too many cases where investors were sold problematic properties and then contacted us to manage them. Many real estate agents and wholesalers are solely focused on earning their commission, and once they receive it, they don’t have to deal with you again. In contrast, property managers have a vested interest in ensuring that you buy rental properties that are easy to manage. By hiring us to preview a property before you sign a purchase contract, you can take advantage of this motivation.

Please note that an inspection cannot replace our Rental Evaluation. One of our clients once purchased a house that had been inspected, but they didn’t have us evaluate the property. When we did, we discovered that the property was extremely outdated and needed thousands of dollars in updates to attract a good tenant. Don’t make the same mistake – hire us to conduct a thorough rental evaluation.

Property Inspections

We strongly recommend having an independent, unbiased inspection of any property you are acquiring, especially when it involves investing tens of thousands of dollars. Although we do not provide inspection services, we can arrange them on your behalf.

We advise against trying to save money by cutting corners on inspections. It’s better to hire a professional inspector who will thoroughly check crawlspaces, attics, roofs, garages, HVAC systems, electrical and plumbing systems, and other areas of concern. This nominal cost can potentially save you thousands of dollars in unexpected repairs or be used to negotiate a better purchase price that includes the necessary repairs.

Repair & Renovation

If you’re considering purchasing a property that requires repairs, we can assist you by providing a RentReady Repair report with supporting pictures and videos. This service requires an upfront payment of $300, but if you hire us to manage the property within 90 days, we’ll give you a 50% credit.

For an additional $300, we can also provide an actual bid for any necessary repairs, which can give you an advantage during purchase negotiations. Turnkey Acquisitions Pros and Cons

If you’re considering investing in turnkey rentals, it’s important to be aware of the potential risks and avoid falling prey to scams.

While the idea of buying a fully renovated rental property with a reliable tenant and property management in place may seem attractive, the reality can be quite different. We’ve seen cases where supposed turnkey properties required extensive repairs or had unreliable tenants that needed eviction.

To avoid costly surprises, we highly recommend hiring an independent inspection and evaluation service before purchasing any turnkey property. Never use an inspector recommended by the seller, as they may have a conflict of interest. Also, make sure to check if any city inspections are required and if the property has passed them. With these precautions, you can invest in turnkey rentals with greater confidence.
